HOME VISITS CONSIST OF:

During each Home Watch visit, we perform a comprehensive visual inspection of your property to ensure everything is safe, secure, and functioning as it should. Our goal is to identify any obvious issues early —before they become costly problems.

A typical visit may include checking for signs of water leaks, inspecting ceilings and walls for moisture or damage, ensuring windows and doors are secure, and verifying that alarms and security systems are functioning properly. We also monitor HVAC systems, run water in sinks and showers, check for unusual odors, and look for signs of mold or pest activity.

On the exterior, we inspect the property for storm damage, irrigations issues, landscaping concerns, and any visible signs of intrusion or safety hazards.

After each visit, you’ll receive a detailed report outlining our findings, along with photos and immediate notification if any concerns are discovered. Every visit is designed to give you confidence that your home is being carefully monitored and professionally maintained while you’re away.

SAMPLE HOME VISIT CHECKLIST

✓ Upon Arrival

  • Exterior check of grounds, landscape, pests, lawn and sprinklers
  • Remove newspapers, flyers, check mailbox
  • Visual check of outdoor light fixtures
  • Visual exterior check including roof (from ground), screens, windows, AC units, fence
  • Turn water ON — “gingerly”
  • Enter home, disarm security system, if appropriate

✓ Interior Check

  • Check all windows and doors for damage and ensure they are locked
  • Visual check for signs of water damage, mold and mildew
  • Cycle the water: brush and flush toilets, run water in sinks (including garbage disposal), tubs and showers
  • Short cycle dishwasher and washer
  • Check the water heater — it should be turned OFF at the circuit breaker, or on Vacation Mode, when the water main is OFF. If there is a circulator pump, that should be OFF. Procedure varies by type of water heater.
  • Check for signs of insects, pests and rodents
  • Check closets, pantry and storage cabinets
  • Verify AC and humidistat settings; adjust as necessary
  • Check refrigerator, freezers and wine coolers for proper temperature and operation
  • Check circuit breaker panels
  • Check garage (including trash) and make sure door to garage is locked
  • Check car trickle charger or battery tender
  • Check tire inflation
  • Check golf cart tires and battery water level

✓ Lanai and Pool Area

  • Check water level and condition of water
  • Check screen door, screening and cage structure

✓ Departure

  • Final departure: “Look. Listen. Lock.”
  • Enable security system, lock doors
  • Turn OFF water supply
